Common Property Or Lot Owner: We Establish Before We Invoice

Under the Body Corporate and Community Management Act, electrical infrastructure servicing more than one lot is generally common property and the body corporate’s responsibility, while wiring and fittings serving only one lot generally sit with the owner.

Where the line falls depends on your plan format and what the plan actually shows.

We establish that at the point of diagnosis, not after the work, so the invoice goes to the right party the first time and nobody is refunding an owner three weeks later.

Fixed price in writing before any work starts, itemised so a committee can approve it without needing it explained. Where a fault has to be diagnosed before it can be priced, the diagnostic is quoted separately and up front. Nothing gets approved open-ended.
Yes. We’ll bill whoever the committee or building manager directs, whether that’s the body corporate, the strata management firm or an individual lot owner, and reference whatever work order or approval number your process needs.
Yes — emergency and exit lighting to AS/NZS 2293, RCD testing, and switchboard thermal imaging. Keeping the testing and the repairs with the same electrician means a failed fitting gets replaced rather than written into a report and handed back to you to arrange separately.
Generally the body corporate covers common property, and lot owners cover what’s inside their own lot, though it depends on the plan and the building’s by-laws. We’re not the right people to make that call and won’t try to. Tell us how it’s being allocated and we’ll invoice accordingly.
Yes, 24/7. Failures that affect security or safety (an entry door that won’t lock, common area lighting out, a switchboard fault) are treated as urgent. Anything that can safely wait until normal hours we’ll tell you can wait, rather than charging an after-hours rate for something that isn’t costing you anything overnight.
Yes. Test results, thermal images and what was found and repaired, kept per building rather than per job. That matters most when a building manager changes or the strata firm rotates, because the compliance history is usually what disappears at handover.
Yes. Most of the work comes through building managers and strata managers rather than committees, and the process is the same either way — quote in writing, fixed price, work scheduled around residents, invoice and report back to whoever’s coordinating it.
Yes. The first visit includes going through what’s been tested and when, so the schedule picks up rather than restarting. If the previous records are incomplete or missing we’ll tell you what needs redoing to get the building back to a clean cycle, and quote that separately.
