Queensland draws the line in a place that surprises even competent people. The Electrical Safety Office lists installing a new power point, replacing a light switch, replacing a light fitting with a ceiling fan, repairing an electrical appliance, constructing an extension lead and replacing a plug on the end of an extension lead as electrical work you cannot legally do yourself. Those last two are the ones that catch people out, because making up a lead from parts feels like nothing. What is not electrical work: replacing a drive belt in a washing machine, cutting the opening for an air conditioner, and fitting — but not connecting — an electric wall oven. The penalty for an individual runs to $40,000, and up to $600,000 or five years imprisonment where the work exposes someone to a risk of death or serious injury. The quieter consequence is the one that matters more: if there is a fire and it came from illegal electrical work, your insurer may refuse the claim.

Out in the shed

A power board was never designed to run a workshop

The usual pattern out here is a shed that got power the cheap way — a lead from the house, a power board on the bench, and a double adaptor doing the rest. The Electrical Safety Office is specific about why that does not hold. Power boards are for low-power items, not high-power ones like heaters, dryers and washing machines, and a workshop compressor or welder sits firmly on the wrong side of that line. Never overload a power point by piggy-backing multiple double adaptors. Leads used outdoors must be heavy duty and suitable for outside use, and power boards and double adaptors do not belong in wet areas at all. The part people lean on hardest is the safety switch, and the ESO puts that in its place too: safety switches can prevent a serious electric shock, but they are “not a substitute for proper electrical maintenance and safe practices.” If the shed is running off leads from the house, the fix is not a better power board. It is a properly installed sub-circuit with its own protection at the shed end.

Queensland asks a seller to declare the safety switch, not to install one

Only 6.5% of Bonogin dwellings are rented and 28.9% are owned outright, so properties here tend to change hands by sale rather than by lease — and the two paths carry different obligations, which is where the confusion starts. Leasing is the strict one: a landlord must ensure approved safety switches are installed for all power point circuits within 90 days after the tenancy agreement starts. Selling is not. On a sale you establish whether a safety switch is installed for power point circuits and declare it on the standard sales contract and the Titles Queensland Form 24, where items 5(f) and 5(g) ask whether the buyer has been informed in writing about the existence — or otherwise — of a safety switch and of smoke alarms. A sale can complete with no safety switch at all, so long as the answer was given in writing. Worth knowing why an older place here might have none: they have only been compulsory on power point circuits in new Queensland homes since 1992, and on lighting circuits as well since 2000. Buying? Read that line first. Selling? Find the answer before your solicitor asks for it.

On a block this size the meter is often a long way from the house, behind a gate, with something growing over it.
