The village came first

Mains power reached Mudgeeraba in 1936. The pub had already been open 53 years.

Mudgeeraba was a working village long before it was a wired one. Farm selections began in the late 1860s, the hotel opened in 1883, the Presbyterian church went up in 1890, the Nerang divisional board hall in 1895 and the memorial hall in 1922. Electricity was not connected from Southport until 1936. Every circuit in those buildings is therefore a retrofit, added to a structure designed without any allowance for it: no cable paths, no switchboard position, nowhere obvious for a run to go. In practice the wiring ends up in surface conduit, in cavities opened up decades later, and in roof spaces that have been worked in many times since, with each rewire layered over the last rather than replacing it. It is the reason we will not price heritage work off a photograph. What is behind the wall sets the cost, and in the village core it is rarely what you would guess from the front.

Distance is the problem

On a two-acre block, the shed is an electrical problem before it is a building one

Mudgeeraba covers 25.8 km² at roughly 565 people per km², and its older housing sits on blocks of about half an acre to two acres, with much larger farming properties beyond them. The district ran on timber, cattle and dairy for a century, with three sawmills still operating in 1949. Today 50.4% of homes have four bedrooms or more against 38.8% across Queensland, at 2.1 registered vehicles per dwelling. What all that space does electrically is introduce distance. Voltage falls away over the length of a cable run, so a sub-main out to a shed, studio, pump or gate motor has to be sized for how far it travels, not only for what it powers. Undersized runs do not announce themselves. They show up as lights that dip when something kicks in, motors that sound like they are straining, and equipment at the far end failing early for no apparent reason. Sizing the run properly the first time costs a fraction of trenching the same line twice.

Not all of it is acreage

One home in five here is a townhouse. That changes who you have to ask.

The acreage is real, but it is not the whole suburb, and assuming it is will cost you a day. The 2021 Census records 20.8% of Mudgeeraba dwellings as semi-detached homes or townhouses, well above the Queensland figure of 11.7%, alongside 78.0% separate houses and almost no apartments at 0.4%. So one home in five sits inside a complex with common property, and on those the first question is the same one asked in the towers on the beachfront: is the fault inside your lot, or on the body corporate’s side of the line? Your own board, your own circuits and your own fittings are yours. Shared driveway and carpark lighting, common-area power and most things in the external structure are not. We settle that before quoting, because it decides who is able to authorise the work and who ends up paying for it.

Mudgeeraba’s ownership profile runs against the coastal pattern. 47.9% of homes are owned with a mortgage against 34.4% across Queensland, 26.7% are owned outright, and only 23.3% are rented against 33.1% statewide. That matters because Queensland’s interconnected photoelectric smoke alarm requirement is phased in by trigger rather than by suburb. Since 1 January 2022 it has applied to any dwelling that is sold or leased, which is the date that caught most investors on the coast. For an owner-occupier who is not selling, the date is 1 January 2027, and with roughly three-quarters of Mudgeeraba owner-occupied, that is the one most households here are actually working towards. On an average 3.6-bedroom home, with an alarm required in every bedroom, in the hallways connecting them and on every storey, all interconnected, it is a larger install than most people have budgeted for.
