What are the QLD smoke alarm rules for Coolangatta properties?

Queensland's smoke alarm reforms are being phased in by the Queensland Fire Department. Since 1 January 2022 the current standard has applied to any dwelling being sold, leased or re-leased, and from 1 January 2027 it applies to all remaining Queensland dwellings. Look at the letter on your safety switch

There are two kinds, and one of them stopped being legal to install in 2023

Open the board and look closely at the safety switches. Each one carries a small marking, and it is either AC or A. The difference is not cosmetic. A Type AC device is built to trip on residual sinusoidal alternating current. A Type A trips on that and on residual pulsating direct current. Under AS/NZS 3000:2018 Amendment 2, clause 2.6.2.2.2, WorkSafe Queensland’s position is unambiguous: “From 30 April 2023, Type AC RCDs shall not be installed.” Type A is what goes in now. Existing ones are not automatically outlawed, but there is a trigger most people never hear about — where an existing final subcircuit protected by a Type AC RCD is extended or altered, the installer should assess whether that device is still suitable. So the moment to raise it is when you are adding a circuit, not years later. If someone quotes you to extend a circuit in an older board and says nothing about the RCD type, ask which marking is on it and what they are putting back.

The Queensland Fire Department says to charge e-scooters and e-bikes in a well-ventilated area such as a garage or carport, and “don’t charge e-scooters or e-bikes in living areas or where they can stop you from getting to an exit” — which in a unit usually means not the hallway and not beside the front door. Nothing charges on or near bedding, lounges, carpet or curtains. Nothing charges if it is hot or showing swelling, cracking, leaking, popping, hissing or an unusual smell. The Electrical Safety Office adds two more: charge during the day while you are home and alert, and never use a charger whose output voltage differs from the equipment’s input voltage. With 29.1% of dwellings here unoccupied on census night, the ESO’s other line matters too — nothing should be left charging in a building nobody is in. If one does catch, you do not fight it: get out, then call 000.

A shop is service work, not office work, and the interval is five times shorter

Most small business owners have heard that test and tag is a five-year job. That figure is for office work, and only where there is no safety switch. WorkSafe Queensland’s table sets service work with no safety switch at 12 months, and the equipment caught by it is broader than people expect: section 123 of the Electrical Safety Regulation 2026 defines specified electrical equipment as equipment rated at not more than 20 amps, and expressly includes cord extension sets and electrical portable outlet devices — your extension leads and power boards. Read the conditional, though, because it is the whole lever. The interval applies if no safety switch. Fitting proper RCD protection to the circuits that gear plugs into is usually cheaper over a few years than testing and tagging every lead in the place annually, and it protects people rather than documenting them. Get both numbers before you sign a recurring testing contract.

The duty nobody reads

If a safety switch is not working properly, the law says remove it

Queensland replaced its electrical safety regulation entirely on 1 September 2026, and the duties on a business are worth knowing because two of them are counter-intuitive. The first is about liquid. WorkSafe’s guidance is to locate and protect extension leads and flexible cables so they are not damaged by anything, “including liquid” — which in a café or a bar is not a hypothetical, it is the mop bucket, the ice melt and the cable run behind the coffee machine. The second is the one that surprises people: alongside removing defective equipment, the Electrical Safety Regulation 2026 requires removing safety switches if they are not working properly. Not labelling it, not scheduling it. A dead RCD sitting in the board is worse than an empty slot, because everyone downstream believes they are protected. Test yours, and if one does not trip, treat it as a fault to fix now rather than a line on next year’s list.
