Despite sharing postcode 4217 with Surfers Paradise, it is less apartment-heavy than Queensland as a whole — 8.3% flats against 12.5% statewide, and 73.6% separate houses. Ownership stayed high — 34.5% owned outright, 36.9% on a mortgage, and only 26.0% rented where the state sits at 33.1%. Two things follow. New townhouse builds are going up beside houses whose boards are half a century old, so the street tells you nothing useful about the switchboard behind the wall. And in the newer complexes, the boundary between your lot and common property decides who is entitled to order the work. We settle that before quoting rather than after.

When it was built

102 people in 1954. Sorrento alone added 1,200 blocks.

Bundall was sugar before it was anything else. Edmund Henry Price settled here in 1862, the plantation reached close to 40 hectares by 1866, and the cane was milled over at Benowa. Dairying took over until the 1950s, and the suburb still held only 102 people in 1954. Then the canals arrived: Chevron Island and Nerang in the 1960s, which spurred the smaller Bundall Waters development on the north side of the river, followed by major earthworks in the mid-1970s for Sorrento in the south — 800 waterfront blocks and 400 dry ones. Those Sorrento houses are now around fifty years old. A board installed with one of them predates mandatory safety switches by decades, and was never sized for ducted air conditioning, a pool pump and a car charging overnight.

On the canal

800 waterfront blocks, all ageing faster than the dry ones behind them

Sorrento was built as a canal development on the Nerang River, which borders Bundall to the south and south-east, reaches its mouth in the Gold Coast Broadwater at Southport and empties into the Coral Sea. That open-water connection is what matters electrically. Australian Standard AS 4312 classifies atmospheric corrosivity by proximity to saltwater, and published zinc-loss rates run up to 2.1 µm a year in the coastal category against up to 0.7 inland — roughly three times faster. So of the 1,200 blocks Sorrento created, the 800 on the water are on a different maintenance clock to the 400 behind them. Meter boxes, outdoor power points, pontoon lighting and pool equipment corrode from the inside of the enclosure outward, and it is usually well advanced before anything actually stops working.
