Before you touch the solar

If your bill says 44 cents, the most profitable thing you can do is leave the system alone

Elanora is a suburb of long-held houses — 78.7% separate dwellings and 37.8% owned outright — which means a lot of roofs here have carried the same panels since before mid-2012. If that is you, you are probably still on Queensland’s 44 cent Solar Bonus Scheme, and it runs until 1 July 2028. What almost nobody realises is how easily it is lost. You forfeit it by replacing your inverter with a larger one, by adding panels beyond the rated capacity of the existing inverter, or by running a battery or other generator alongside the system unless that source has its own separate connection to the network. Changing the name on the electricity account does it too, spouses excepted. So “while you’re here, can you upgrade the solar?” is a question with a dollar figure attached that has nothing to do with the quote. Pull up your last bill and find the feed-in rate. If it reads 44c, work out what the remaining years are worth before anyone unbolts anything.

The hot water tank

Replacing the tank is rarely like-for-like, because that circuit isn’t a normal circuit

Households here run bigger than the coastal average — 2.7 people and 3.5 bedrooms on average — so hot water is a real cost, and most Elanora homes have the tank sitting on a controlled load tariff to keep it down. That circuit is the catch. On Energex’s Tariff 31 the supply is guaranteed for at least 8 hours, roughly 10pm to 7am. On Tariff 33 it is at least 16 hours, usually excluding 4pm to 9pm. Either way the appliance has to be permanently wired on a dedicated circuit running back to the meter, and that circuit only has power when the network says so. Which is why swapping a resistive tank for something that wants to run in the middle of the day — a heat pump timed to soak up your own solar, say — is not a plumbing job with an electrician attached. It is a tariff and metering change, arranged through your retailer, and it needs deciding before the old tank comes off the wall. Open your meter box and look for a separately labelled off-peak or HWS circuit, then check which tariff number appears on your bill.

Look in the roof

Changing the globes to LED did not fix the part that was actually dangerous

Nearly four in five Elanora dwellings are detached houses, which means a roof space, batts, and in most cases a ceiling full of downlights that were retrofitted long after the house went up. Fire and Rescue NSW puts halogen downlights at temperatures up to 370°C and is blunt about the cause of the fires: the fittings and their transformers get covered by ceiling insulation, and the heat makes the insulation smoulder or ignite. Here is the trap. When people “go LED” they change the lamp and stop there. The original can stays in the ceiling, the old transformer stays up there with it, and the insulation that was pushed aside years ago has usually crept back over both. The lamp got cooler; the fire hazard sitting above it did not move. Fixed barriers or guards of fire-resistant material are the answer where insulation is loose, and covers start at about $15. Take a torch into the roof space and look straight down at the fittings. If you can see batts touching metal, that is the job — not the globes.

When the new meter turns up

The meter belongs to them. The box it screws into belongs to you

There are 4,753 private dwellings in Elanora and the great majority are freestanding houses with the meter box bolted to an outside wall, which is where this goes wrong. When a digital meter is fitted, the Queensland Government’s position is unambiguous: the wiring and electrical fittings inside the home, up to and including the switchboard and the meter enclosure itself, remain the property owner’s responsibility and expense. So if the technician arrives and the enclosure is not safe or not up to current standards, they do not fix it and they do not fit the meter. They leave. You engage your own electrical contractor at your own cost, and then you or your contractor have to notify the retailer that the meter can now be installed safely — which is a second appointment, usually weeks later. None of that is a surprise if you look first. Open the meter box and check three things: that the door still closes and latches, that nothing inside is cracked, scorched or held together with tape, and that there is physical room for another meter beside the one that is there.
