No safety switch isn’t neglect. It’s the year the house was wired.

If your board has ceramic fuses and no safety switch, nobody cut corners on your house. Safety switches only became compulsory on power point circuits in new Queensland homes from 1992, and on power point and lighting circuits from 2000. The Housing Commission homes around Bloodwood Drive went up in the 1970s, two decades before the first rule, and the Crestwood estate near Griffith went in before the second — so a board protecting the power points with nothing on the lights was legal then and still is. That second case is the one that catches people, because they assume a board with a safety switch in it covers the house, and it’s the lighting circuit you’re standing on a ladder touching. Go and look: if your lighting breakers sit beside the safety switch rather than behind it, they’re unprotected. One more thing worth knowing — if you sell, a safety switch has to be on the power point circuits within 90 days of the transfer, so it becomes someone’s problem eventually either way.

Count your bedrooms

Four bedrooms and two storeys means six smoke alarms, all wired to each other

Queensland’s smoke alarm rule counts rooms, not floor space, and most people badly underestimate what that adds up to in a house. You need one in every bedroom, one in each hallway connecting bedrooms to the rest of the house, and at least one on every storey — and every one of them has to be photoelectric and interconnected, so that when the one in the back bedroom goes off, the whole house sounds. On a typical four-bedroom Molendinar home across two levels that’s six or more units talking to each other, which is a wiring job rather than a trip to Bunnings. Homes here average 3.7 bedrooms, so this is the normal case locally, not the big end of it. Walk through and count: bedrooms, plus connecting hallways, plus storeys. That number is your quote.

Two Queensland obligations catch landlords, and neither of them arrives with a reminder. A safety switch has to be installed on the power point circuits within 90 days of the start of a residential tenancy agreement — so a new lease starts a countdown whether or not anything about the property changed. And interconnected photoelectric smoke alarms have been required since 1 January 2022 in any dwelling that is sold or leased, which means the 2027 date owner-occupiers talk about is not your date; yours has already passed. Around a third of Molendinar is rented, so this applies to a lot of the street. The practical move is to do both between tenancies rather than mid-lease, when you need notice to get in and a tenant has to be home.

The industrial estate around Export Drive and Production Avenue was begun as a government initiative in 1969, and a lot of those buildings still carry distribution boards designed around what a tenancy drew back then: a few large fixed machines, lighting that pulled far more per fitting than anything sold now, no rooftop solar, nothing to charge. Every fit-out since has added circuits to a board that was never sized for them, which is why the constraint on these sites is almost never the number of outlets. It’s the three-phase supply, the main switch rating, and the physical space left in the board. If you’re planning a fit-out, get that established before the layout is drawn rather than halfway through installing it — moving a wall is cheap next to discovering you need a supply upgrade with the fitters already on site.
